Luke Kaufmann, CPM, RPA, PPM, MPM, has over forty years of experience in real estate, with emphasis on property management and leasing. He has results oriented, hands-on experience with various types of property, including apartments, condominiums, office buildings, shopping centers, and industrial buildings in Atlanta and other U.S. locations. His responsibilities have covered the full range of property management and include leasing, operations, construction, tenant relations, budgeting and financial control.
Mr. Kaufmann has experience with
large and small financially successful and prestigious properties, as well as
with distressed properties. In 1972, he earned the professional designation
of Certified Property Manager (CPM) by the Institute of Real Property Estate
Management. In 1982, he earned the professional designation of Real Property
Administrator (RPA) by the Building Owners and Managers Institute (BOMI). In
the 1990’s he earned the Professional Property Manager (PRM) and Master
Property Manager (MPM) designations from the National Associations of Residential
Property Managers (NARPM). In 1999, Kaufmann served as the president of the
Atlanta Chapter of the National Association of Residential Property Managers.
Mr. Kaufmann has been an active member of NARPM at their national level since
1999, and has been a member of the legislative and membership committees. He
served as a member of the National Board of Directors in 2003 and 2004, and
continues to serve as a member of the Atlanta Chapter Board.
VICE PRESIDENT
Keeffe McSweeney has over ten years
of real estate experience with emphasis on leasing and management. Prior to
joining Partners Management, Mr. McSweeney earned his Juris Doctor degree at
Villanova University of Law. McSweeney has used his expertise to help a wide
range of Partners Management’s clients, including individuals, corporations
and lending institutions

Our clients include individuals, institutions, government entities, corporations, and partnerships and condominium/homeowners’ associations.
Our business is property management and leasing. We do not sell or list property for sale.
The experience, ability and personal commitment of our staff to effectively handle matters relating to your property will improve the performance of your property.

OPERATIONS-MAINTANCE-ACCOUNTING REPORTING-LEASING
With your objectives being the goal, our tasks include, but are not limited to:
1. Building and maintaining good tenant and homeowner relations.
2. Selecting and directing management and building personnel.
3. Leasing.
4. Purchasing equipment and supplies.
5. Improving building operations.
6. Identifying and solving problems.
7. Controlling expenses, paying invoices, and accounting for all funds. Monthly reports are completed promptly.
8. Selecting service contractors and negotiating contracts.
9. Supervising energy management programs.
ACCOUNTING
A professional accountant handles the financial
transactions, and prepares monthly income/expense reports accurately and
on time.
MAINTENANCE
A wide range of trades is handled by our
staff including H/V/A/C, plumbing, electrical and carpentry. Our
staff is ready and willing 24 hours a day for emergencies.

Tower Place, an 850,000 square foot, mixed-use office-retail-hotel complex in Atlanta, Georgia.
Capitol House, 430 and 224 unit apartment complexes in Baton Rouge, Louisiana and Gulfport, Mississippi.
Harbor Place, a 500,000 square foot mixed-use office-retail complex in Baltimore, Maryland and a 250,000 square foot industrial park in Atlanta, Georgia.
Kensington Square, Phoenix Office Park, Commerce Park, Dunwoody Office Park, and North Center, 20,000 to 240,000 square feet.
Ansley Forest Apartments and Doral Apartments, 269 and 360 units in Atlanta, Georgia.

ACCOMPLISHMENTS
Saved owner several thousand dollars annually after reviewing the cleaning contract and discovering that cleaning area was miscalculated.
Increased the occupancy in a mobile home park by 60%, and substantially increased cash flow by improving park operations, reducing overhead, and by using a competitive rental rate.
Improved the quality of the cleaning service, and reduced the cost by changing to a more efficient and capable janitorial service.
Eliminated the waste of dollars and materials by carefully controlling the use of supplies.
Improved building procedures and service with no increase in overhead by applying effective management procedures and by using personnel effectively.
In a depressed leasing market, increased office building occupancy from 68% to 93% through professional negotiating and by encouraging increased prospect traffic from brokers.
Protested taxes, and reduced the actual bill by $34,000 for a shopping center and by $18,000 for two office buildings.
Reduced the maintenance staff from five people to two, with no loss of services, by eliminating unproductive staff and by motivating and supervising remaining staff.
Improved gross income by properly administering
lease agreements and by billing over $20,000 in escalations that other
managers had neglected.
