With us, you can choose from a variety of single-family homes in Chatham,
Bryan and Effingham Counties.
The newspapers are filled with ads for
single-family homes, but how do you know you are making the right decision?
Will your landlord take care of repairs promptly? Will your landlord
require that you pay a portion of any repair service? Can you call
for emergency repairs 24/7? How long will it take to fix your heat
or AC? Your plumbing? Your leaking roof?
The answers to the above questions are
simple if you lease your next home through Real Estate Leasing and Management.
We are committed to providing you with a clean, well-maintained property.
Making Application
The guidelines presented here are general
in nature and will apply to the majority of the properties. However,
since our properties are owned by individual owners, all of these guidelines
may or may not apply to all properties. If you have questions on
specific properties, please call our office at (912) 355-5575 or e-mail
us.
Income level

You should have a gross income at least
3 times the monthly rent amount

Related residents over 18 may combine
income
Application
-
Separate application must be completed
by each resident over 18 years old
-
Application fee of $40 (cash or money
order only and is non-refundable) and a holding fee of $150.00 (check,
certified funds or money order). The holding fee allows us to hold
the property for you while we process your application. If your application
is approved, the holding fee will be applied to your security deposit upon
move-in. If your application is declined, it will be refunded.
If your application is approved and you do not sign a lease, the holding
fee will be forfeited.

Turn in your completed application between
9:00-5:30 Monday through Friday or Fax to 912-355-3507. Processing
cannot begin until the application fee and holding fee have been received.

A credit report is run from the data
given on the application

If your credit is satisfactory, we will
request a landlord reference from a previous landlord
Supporting documentation

Recent pay stubs

Photo ID

Supporting documentation for other income,
such as Social Security, Disability, Child Support, etc

Copies on any satisfied court judgments
that may still appear on your credit report

2 years tax return if you are self-employed
Occupancy
-
The number of occupants in any property
is limited to 2 residents per bedroom

We cannot accommodate more than 2 roommates
per property
Pet policy

Many of our properties are “no pet”
properties (call or e-mail if you have a question about a specific property)

None of our properties allow Pit Bulls,
Dobermans, Rotweilers, Chows, or near relatives
